The real estate market activity in this area is characterized in large part by recreational properties, second homes, retirement homes and transitional land. Upper income individuals are buying and developing impressive country estates often with equine or cattle breeding facilities. Vineyards are becoming popular. A related trend is for primary residences with agricultural exemptions in order to avoid annual ad valorem taxes of $50,000 and more in Houston.

The just completed portion of the Grand Parkway (SH 99) on the west and north sides of the Houston Metro area is rapidly pushing development to the northwest.

The primary direction of Houston’s growth is west and north. IH 45 (north to Dallas) US 290 (northwest to Austin) and IH 10 (west to San Antonio) are the main arteries serving the Northwest side of Houston. The counties on either side of these freeways for a distance of up to 100 miles from downtown Houston (two hour drive) represent the prime potential for rural property investment.
